Project Overview

MIM Group serves as Construction Manager for PS104K at 9115 5th Avenue, Brooklyn — a complex multi-phase renovation program delivered for the NYC School Construction Authority. General Contractor: Infinity Construction.

The scope encompasses four major infrastructure upgrades running in coordinated phases to minimize disruption to the active school environment:

Boiler Replacement: Two oil boilers were converted to gas, including new gas connections and associated mechanical equipment. A temporary boiler system was installed, tested, and commissioned before the existing units were decommissioned.

COVID Ventilation Upgrade: A new Trane air handling unit and associated ductwork was installed serving the full four-story school building, alongside a new fire alarm and public address system throughout the facility.

Flood Elimination: A support of excavation system was installed at the building perimeter, exposing foundation walls at depths of up to 22 feet. New waterproofing was applied to all exposed walls to permanently resolve chronic flooding.

Exterior Improvements: New sidewalks, perimeter fencing, landscaping, and playground equipment.
